Project Spotlight – 135 Bishopsgate

As the final project of our reinvention spotlight series,  we look to the recently completed 135 Bishopsgate for British Land.  135 Bishopsgate is a key part of British Lands £1.5bn investment and masterplan to transform Broadgate.

This is a complex mixed-use reinvention project, designed by Fletcher Priest Architects. The building has undergone a sympathetic redevelopment, with 280,000sqft of workspace, a 3,500sqft shared rooftop terrace and unparalleled retail with wide range of surrounding amenities.  The creative workplaces boast views over St Paul’s, Spitalfields Market and the City Towers as well as UK’s first Eataly food emporium.  Accessible from both Bishopsgate and Exchange Square, Eataly is the largest Italian food emporium in the UK and covers 42,000 sqft with a market, cafe, winery and multiple restaurants, bars and eateries to choose from, as well as a cooking school.

This scheme truly encompasses the message of our reinvention cost model; of championing innovation by considering the ongoing social changes of occupiers.  One of the key messages of this campaign has been to encourage investors and developers to explore how people might live in the light of changes brought on by Climate change and Covid-19 and to generate future proofed buildings.  A driving factor in this approach is sustainability.  A huge 60-70% of the upfront carbon associated with the construction of a new office building is in its substructures and super structures – eliminating the time and cost for these elements could be the ultimate key to efficiently scaling up and improving their assets.  Furthermore, a project that deeply considers its environmental impact can also gain potential cost efficiencies,  leading to a better space that might attract people back to the urban environment.
